Building of the Week - 36th Ed.

 

10 Bond Street

New York, NY 10012



Last week, I was walking home from a dog parade in East Village (as one does) when I found myself strolling through the neighborhood of Noho. For those of you who may not know, Noho (north of Houston Street) is like Soho’s (south of Houston Street) cooler older sibling. Like the type of sibling that is 12 years older and the two of them don’t really have a relationship until they are well past 40.


I haven’t really explored this area before, probably because I can’t afford to. The streets were so pristine and every building was interesting in one way or another. This building, in particular, caught my eye enough for me to take note. So, without further ado, I present 10 Bond Street!



10 Bond does a pretty stellar job at blending the old with the new. I’ve found that the newer NYC builds are all just glass walls. They are deeply uninteresting to look at and force tenants to blast their AC all day. -1000 aura points, am I right? The designers over at Selldorf Architects could’ve easily made an annoyingly modern skyscraper, cashing in on the views they would get because the surrounding area doesn’t have a lot of taller buildings. Yet they chose to make a 7-story building with only 11 units, and I love them for it.



While the architectural style is sleek and modern, I appreciate that it doesn’t stand out too much amongst the older, more intricate buildings in the area. This chunk of Manhattan got its trademark style sometime between the 1850s and 1910s. The area was a major retail center and the merchants wanted their storefronts to pop! The facades were beautifully designed yet the structures could handle the work being done there. This was also the birthplace of ~windowshopping~! Large windows were installed to entice those passing by to come in and shop.10 Bond incorporates these classic NoHo characteristics such as large windows, loftier units, and industrial elements with a modern twist. 



The wavy design on the facade trips me out because at first I thought this was all metal. Annabelle Selldorf and her team chose to clad the building with terracotta panels. This gives it a blend of earthy, yet industrial vibes. I am fully noticing a trend with the buildings I write about and their use of terracotta. It’s the color of the decade, what can I say?! The panels add just enough detail to be intriguing while remaining minimal and modern. Chef’s kiss!!



The model Gigi Hadid, no relation to Zaha Hadid, owns TWO units in this building. Back in 2016, she bought the penthouse from the Joe and the Juice founder for $6.1 million. She clearly loves living here so much that in 2020 she went and bought the townhouse for over $12 million. The townhouse is a ground level two-story unit with its own private entrance while the penthouse is the top floor with a private balcony and rooftop deck. This place is like a Gigi sandwich! 


 

Fun Facts


  • This building is a co-op and it heavily prioritizes the privacy of its tenants. There are very few pictures of the apartment layouts which is a bummer because I’m very intrigued by that rooftop deck


  • I honestly couldn’t find anything super interesting about this building guys. I’m sorry, I tried. I just really liked how it looked and that it actually had something to do with Gigi Hadid. 


  • The dog parade I went to was for my friends, Kristina and Ashley. They have a pug named Pearl who is America’s Sweetheart. She was dressed as the New York Liberty mascot, Ellie the Elephant. Here is a tiktok from that day!
